Project Overview
Advanced Professional Roofing Inc. completed a commercial flat roofing project at 311 S. Lodge Ln. This project involved replacing an aging low-slope roofing system while correcting severe ponding water conditions that existed on the original roof. The project focused on improving roof drainage, installing a properly designed insulation assembly, and providing a durable new commercial roofing system built for long-term performance.
Existing Roof Challenges
The existing roof experienced severe ponding water issues caused by inadequate drainage. Advanced Professional Roofing Inc. addressed the underlying problem by redesigning the roof slope instead of simply installing a new membrane over the existing conditions.
Drainage Correction System
A tapered polyisocyanurate insulation system was installed beginning at the gutter edge and extending approximately 20 feet back onto the roof surface. The taper was designed at 1/8 inch per foot to create positive drainage and reduce areas where water could remain trapped. Remaining polyiso insulation was approximately 3 inches thick, creating an improved roofing assembly with better drainage performance.
Scope of Work
- Evaluate existing roof conditions.
- Correct ponding water issues with tapered insulation design.
- Install tapered polyiso insulation from the gutter edge approximately 20 feet back.
- Install approximately 3 inches of remaining polyisocyanurate insulation.
- Mechanically fasten insulation/cover board system.
- Install commercial modified bitumen roofing system.
- Complete flashing details at penetrations and rooftop equipment.
- Final inspection and cleanup.

This 25,000 square-foot commercial roofing project involved installing a new mechanically fastened 60-mil TPO roofing system over an existing single-layer roof. Because the existing roof qualified for a recover application, the owner avoided the expense of a complete tear-off while receiving a durable, energy-efficient roofing system.
Scope of Work
- Inspected the existing roof and verified it qualified for a recovery system.
- Mechanically fastened 1/2-inch fiberboard over the existing roof.
- Installed a mechanically fastened 60-mil white TPO membrane.
- Heat-welded all seams and completed flashing at penetrations, HVAC units, and roof edges.
- Performed a final quality inspection.
